The United States Department of Agriculture (USDA) offers a home financing option with no down payment. This plan is officially known as Section 502 Home Finance and is also known as USDA Home Finance or Rural Housing Finance. USDA home finance offers several advantages. These include: no deposit required; lower interest rates; lower insurance fees; the ability to include home improvement and repair work in the loan amount; no limit on home purchase price; and the ability to add the upfront fee to the closing balance to be borrowed upon completion. For the Federal Housing Administration (FHA) home financing, the down payment required is only 3.5 percent market-wide, with the exception of some FHA-ratified condos. HomeReady financing offers both no prepayment and low prepayment options. This particular home financing option is available from almost all lenders and is funded by Fannie Mae. This option also offers reduced insurance costs for mortgage lending and below the market price. This particular home finance option uses the income of everyone living in the home to determine eligibility and approval.
